Should I sell my Venice Beach condo now?
I bought it in 2004, now its been on the rental market for almost 4 months!! I moved to a new city for a great new job. I hired an agent, and felt confident that it would rent in no time! I know the market is not best for sellers. Do I hold out for a better market and continue to find a tenant? Or should I sell?
It depends on your situation. Can you afford to have it as a rental property? Or do you need to sell in order to live comfortably in your new city and job?
I would ask the agent you have now if he is agressively advertising your property for rent. It doesn’t sound like it and he also doesn’t really sound interested in real estate at the moment either. I would hire another agent or a property management company who will actively do advertising and more to rent out that condo.
I wouldn’t sell right now even though Venice Beach is popular. It is an icon so the market will bear a good price at a later time. Hold off on selling and really get into renting it out. There are so many people that have to foreclose and will be looking for a place to rent. If your condo isn’t too far from the beach or boardwalk then you will have is rented in no time. If its further away from the beach,no worries as not everyone wants to be on top of the beach.
