What area of Orlando has the best track record for being let out as a holiday let for villa’s?
I am looking to purchase a villa in Orlando Florida and i want to let it out to assist with the mortgage. I have been advised well to look for an area with a proven track record for rentals so which area is the best area for what i want. I want a place with at least three bedrooms and a pool.
Personally i like the area of the SR27 just south of the 192 but my preference is second to the location i think
My experience of the vacation area around Orlando runs from 1990 until today.
Primary criteria for selecting ‘the best’ rental potential is as follows:
a) Best only homes within the FL 34747 zip code and, next best FL 34746. Both are within the Kissimmee City limits.
b) Never, ever rely on booking history if they belong to the property management company and not the owner. Why? Management personnel change and, so does their ability to continue to attract renters at the same level. Also, employees aren’t as motivated as the owner to make bookings.
c) Owners who hold properties in both Kissimmee & Davenport (south on SR 27) all report bookings for either Davenport or Clermont are significantly lower than the prime Kissimmee location. (Most report at least 40% lower returns and, especially, difficult to gain repeat business.)
d) Seek only homes with no rear neighbours to gain the top repeat business. Homes with a Pond or Lake rear view are the best bets.
