NYC-What’s better? (Condo vs Loft vs House)?

I’m 19 working 2 jobs & going to school. I have been working since I was 17 making 8+/hr. & have started building a solid credit score. I also have a lot of the money I’ve earned in a brokerage because I want a buy a Condo, Loft or House in 6-10yrs. But my question is what’s better? (Condo vs Loft vs Traditional Single Family House)? I’m aiming for a place here in NYC, or Brooklyn w/ a view of the city so tell me what I need to know about these 3 options (e.g. the cost for buying, what is a mortage & how can I use it? How can I apply for a loan & everything else that’s needed to know, before buying.)

There are two forms of apartment* ownership in NYC – condo or co-op.

In a condo, you own your apartment and then employ a managing agent to take care of the common parts. You pay your own taxes. The plus is that you can sublet. The minus is that you have little control over the way the building is managed or how the maintenance money is spent.

In a co-op you own a share of the building and have the right to reside in an individual apartment. The building pays the taxes and appoints a board from the owners to take care of the common parts. The plus is that new owners are vetted, taxes and the purchase cost is lower. The minus is that you cannot sublet and the building may demand a higher deposit than a bank will allow.

There are also single family houses in NYC although most are not in Manhattan but are in the outer boroughs. A single family house in Brooklyn with a city view will cost you as much as the same space in the city. Houses are for families, don’t get involved in this if you are single as the care of a house will take up all of your free time. Taxes on single family houses in the city are very low indeed.

Nobody can tell you what deposit you will need in 6-10 years as it is up to the banks but count on 20% as a minimum so that you are not over stretched.

*A loft is just a glamorised way to describe an apartment that does not have the usual rooms, usually converted industrial space.

Does anyone have any information on tourism in Iraq. I want to go on vacation there.?

I am wanting to go on a six week vacation to Iraq. I want to visit the tower of Babel and see other historic sites there. Does anyone have any information about flights into and out of Baghdad as well as car rental information. I thought that I would also visit Iran and Saudi Arabia while I was there. I am also interested in timeshare information in Iraq. Are there any RCI timeshares in Iraq. What about snorkling tours in the Persian Gulf. Are there any good beaches to visit on the Persian Gulf where you can go snorkling. I am also interested in the shopping in Iraq. What kind of souveniers can you bring back from there.

Six weeks of visiting Iraq would be indeed a good decision for a person to consider. And I’m glad you are wanting to visit the place depicted by the world press so ugly that it’s a no man’s land.

But I think yo are mis-informed or absent during your History class about Mesopotamia or what we called Iraq now. Tower of Babel does not exist !!! There is a discussion that the base (base not tower) is in the southern part of Iraq but NO tower !!!

Nevertheless these are the answer to your questions:

You can fly in to Baghdad from either Jordan or Kuwait. There is a company called Blackwater who is a private army and security company who is keeping a fleet of military type helicopters and private jet equipped with hellfires, guns, bombs and a good amount of amunitions.

Car rental wont be a problem. You can check with AVIS or HERTZ at downtown Baghdad. Unfortunately no chaffeur driven. And hey no driving license required as no police will even dare to check you. Cash only and no credit cards. All cars are without insurance. Bullet-proof cars are available but no bomb-proof is available. But still a good bargain compared to the world rate.

When shopping in Iraq, please dont forget the shopping district Al Rashid at downtown Baghdad. Please wear a good shoes as glass and metal fragments from yesterday bomb explosions are still probably in the street. A good souvenir is the ever dependable AK-47 which is availble in the extended barrel and equipped with a snipper scope. Recently delivered from Al Qaeda Warehouse from Kandahar, Afghanistan. Dont forget the bullets (the banana type is my favourite) you can have as well the double action bullets- quite expensive though. They only accept US$ dollars.

Iran and Saudi ? – I will not recommend at this time while you are still busy with Iraq.

The best time to visit Iran is when President Mahmoud Ahmadinejad announced that they have already tested their own Atomic Bomb. You should be there and not only you will join the parade, Israel would be the first to send the planes and drop confettis .. then US will send their 7th Fleet to join the fun. You see… that would be fun and that’s the time you should be there.

I hope you will push through your plan and should you need more info about further trip to the Basrah Area, let me know, There’s still a lot of British items there left by the merrying British Regiments.
